Water Damage Within Homes & Offices

Potential Causes of Water Damage

Water damage in homes and offices can be extremely disruptive and distressing for property owners, tenants and home owners. A flooded house may have been caused by a burst water pipe, a damaged and leaking roof, broken shower, or by a domestic appliance such as a washing machine or dishwasher bursting a pipe. A sewage pipe that has burst and need a thorough cleanup needs expert handling as it can easily become a serious health hazard.

The reinstatement of a water damaged property may require the removal of mould, the drying of a wet rug, the extracting of water from a laminate floor as well as the trace and access of the source of the water leak itself. Thankfully specialist restoration companies are able to tackle all aspects of flood damage cleanup and they use modern equipment and systems for water leak detection.

Most of us have experienced the need for home repairs due to water leaks at some time or other. Pipes bursting in the spring after freezing during the cold winter months is a common problem. Most homes are covered by house building insurance policies and insurance loss adjusters will usually quickly consider water damage claims and appoint a professional building restoration company. Inevitably, some restoration companies that work on insurance reinstatement projects are more capable and more experienced than others, so insurance companies will prefer to recommend an already respected and trusted building reinstatement company for your project. As a result, property owners are more likely to get their insurance claims processed quickly.

Water Leak Damp Inspections

The source of the water leak needs to be quickly located and fully repaired before a thorough inspection of the property can be carried out. There may be residual pockets of water still lying in the building that can only be detected using damp meter sor inspection cameras. There may also be damp on walls that is not easily visible and moisture may be soaked into building insulation materials. This may cause penetrating damp problems at a later date, unless they are efficiently detected and dealt with. If not, it could result in various problems that may not be covered by home and office insurance if not detected and reported at the time of the insurance reinstatement project. Dampness in building can be the cause of black mould on walls and fungus growth, especially if the water is lying in dark spaces such as between floors or inside damp cavity walls which are often lined with absorbent insulation materials. So a full damp inspection is recommended after a water leak has been detected.

Unless residual water damage and moisture is reported at this stage it may not be included in the initial insurance restoration claim. If it is not reported at the time, then subsequent claims may be rejected. The building restoration contractor will usually advise you of the more efficient way to ensure complete water eradication through a series of thorough drying processes or the stripping out of the water damaged areas and reinstating these back to their original condition.

If thorough drying is recommended the restoration companies will likely use several modern drying technologies such as dehumidifiers and industrial drying equipment to ensure that all penetrating damp has been removed before deciding if any final damp treatment is required.
